Nightmare Guest Left Items, Made Threats, & Now Might Try Legal Action – Advice?

I had a long-term Airbnb guest/parasite (30+ days / 2 months) who was disorganized, constantly delaying, and left a mess when they finally moved out. They also took some of my property or allowed people under their responsibility to do so. After leaving, they kept stalling about retrieving their belongings (furnitures and all) even though we had a written agreement that all extra items needed to be removed by the move-out date.

Since I had already sold the house and needed it emptied, I followed the agreement and arranged for the removal of their abandoned items. Airbnb approved the removal in a separate claim.

This guest lost multiple Airbnb claims, including one where Airbnb ruled that they had taken items from my property and another where they refused to retrieve their belongings on time, and Airbnb approved their removal. After losing, they escalated into harassment and threats, implying they have ‘connections’ and that I’ll regret this. They’ve also tried to manipulate Airbnb into reversing their decision, possibly using photos I uploaded in my previous claim.

Law enforcement has already been involved, and they’ve advised me to cease all contact and report any further harassment. They even visited the property and instructed me to call them immediately if this guest or anyone associated with them attempts to return.

While I know their claims are baseless, I also know that if someone has money and is petty enough, they can still try to drag things into a legal mess just to waste my time. I have a clear written agreement, Airbnb ruled in my favor multiple times, and the police are aware of the situation, but I still want to be prepared.

My Questions for Other Hosts

  • Has anyone dealt with a guest trying to take legal action after losing multiple Airbnb claims?

  • If they file something frivolous, how quickly do these things usually get dismissed?

  • Should I preemptively inform Airbnb that I’m concerned about potential legal escalation?

  • Any advice on how to completely lock this situation down and move on?
